How this tool works

Each answer carries a weight based on how strongly it points to a moisture, mold or structural problem. Liquid water, mold and soft framing weigh the most; house age and comfort issues weigh the least. Your points are divided by the maximum possible and scaled to 0–100. Scores under 25 suggest low concern, 25–49 show early warning signs, and 50 or higher point to significant problems. Standing water that is frequent, patches of mold on several joists, or soft wood move you to the serious tier regardless of the total, because those issues tend to get worse without professional attention.

Answers like "Don't know" add a small amount, because an unchecked crawl space is a risk in itself. If you answered several questions that way, a professional inspection is the fastest way to a clear picture; ourinspection readiness checklisthelps you prepare.
