2. How much room is there to work in the crawl space?

Low clearance, a small access hatch, or ducts and piers that block movement slow the crew down.

3. Does water collect in the crawl space?
4. What does the current ground cover (vapor barrier) look like?
5. Is there visible mold on joists or the subfloor?
6. Are any floors sagging, bouncy or soft?
7. Is old insulation between the floor joists wet, sagging or on the ground?
8. Include a crawl space dehumidifier?

Most full encapsulations include one to control humidity after the space is sealed.

How this calculator works

The core of every estimate is the liner, vent and rim joist sealing, prep and labor, priced per square foot of crawl space floor. For crawl spaces with normal access, the calculator uses $3 to $7 per square foot, the range most published cost guides agree on. Tight or obstructed crawl spaces use $5 to $10 per square foot, the upper part of the published spread.

Add-ons are then stacked on top based on your answers: a sump pump ($650–$1,800) for occasional water, an interior drain and sump pump ($1,350–$7,000) for frequent water, mold treatment ($500–$4,000), old insulation removal ($300–$2,000), joist or floor support repair ($1,000–$5,000) and a dehumidifier ($800–$2,500). The ground cover question does not change the price, since old plastic is normally removed as part of the prep, but it does affect the recommendation.

For context, full encapsulations in North Carolina typically cost $5,000–$15,000. Every figure, with its sources, is explained in our North Carolina crawl space encapsulation cost guide.
