What Is a Crawl Space Dehumidifier?

A crawl space dehumidifier is a permanently installed, purpose-built unit that removes moisture from the air in a sealed crawl space and drains the water away automatically.

Explanation

Sealing a crawl space keeps humid outdoor air out, but moisture still gets in through the soil, the foundation and everyday air leaks. North Carolina's Residential Code requires every closed crawl space to have some mechanical drying (Section R409.5). The most common choice is a dehumidifier. Under R409.5.1, it must:

  • be permanently installed in the crawl space
  • have a minimum rated capacity of 15 pints (7.1 liters) per day
  • drain its condensate to daylight or to an interior condensate pump
  • have its own electrical outlet

Crawl space models are designed to fit low, tight spaces and to keep working in cooler air than many household portable units. The 15-pint figure is only a code floor. The right size depends on square footage, how tightly the space is sealed and how wet the site is, so ask the installer to explain their sizing.

Humidity target: The U.S. EPA advises keeping indoor relative humidity below 60%, and ideally between 30% and 50%, to discourage mold. Many crawl space units have a built-in humidistat. A separate hygrometer lets you check the readings yourself.

Licensing: according to an OSFM interpretation, a stand-alone dehumidifier does not need an H-3 heating license, though the electrical work may need its own permit and license.

When to seek help

  • Crawl space humidity stays above 60% even with the unit running.
  • The unit runs nonstop, short-cycles, freezes up or shows an error code.
  • The condensate line or pump is clogged, leaking or draining back into the crawl space.
  • You have a sealed crawl space with no drying method at all.
